§ 1. Subdivider's contact with city; sketch plan.

  • Prior to the filing of the preliminary plat, the subdivider shall contact the city to determine:

    (1)

    Subdivision requirements;

    (2)

    Procedure for filing his plat;

    (3)

    Availability of an approved public sewer system and public water system;

    (4)

    Comprehensive plan requirements for major streets, land use, parks, easements, schools and public open spaces;

    (5)

    Zoning requirements for the property being subdivided and adjacent properties;

    (6)

    Zoning procedures for project for which annexation will be requested by subdivider; and

    (7)

    The subdivider may submit a sketch plan in order to receive the preplat comments of the planning commission which may prove helpful in designing the preliminary plat. Three copies of the sketch plan should be submitted in a simple format sufficient to convey the location of proposed streets, the general layout of lots, and to note any particular design situations which could benefit from an early discussion of the problems. One copy of the sketch plan shall be returned to the subdivider with notations marked as to the comments resulting from such a review process.
